FF 3DElcock Associates are delighted with a planning permission based on their plans for a large replacement dwelling in the highly sought after Branksome Park Conservation Area.

The decision is a complete 360 on a previous planning application for extending and remodelling but because the owner intends to live in the house he is able to claim back VAT on the project if it is a complete rebuild and will not have to pay CIL.

There was already an approval of sorts in place for the conversion of the existing property but this was a brand new approach by Elcock Associates who started with a completely blank canvas and designed and tailored the plans to provide much needed extra living space.

Upon hearing the decision Adam Elcock Managing Director of Elcock Associates commented “I am really pleased that we have helped secured this planning permission, and look forward to working up the building regulations and construction package to get this home delivered. Using our collaborative 3D design approach I formed the design as the client sat next to me to develop a bespoke luxury family home, this would then be viewed in 3D on his iPad and his family could move around their new home with the design was tweaked as necessary. I don’t think anyone is offering such a service in this area.”
